Papa Bear, Mama Bear, or Baby Bear. The Great Downsizing Debate: What size house is right for you?




Have you ever wondered if there is a secret recipe for a more balanced, joyful, purposeful life? The answer might just be in downsizing. Today we’re exploring a world where a smaller space and fewer earthly possessions just might equal more joy. But downsizing isn’t right for everyone. Let’s do a deep dive into the age-old debate: to downsize or not to downsize?


Whether you’re an empty nester looking for a place at the beach,

or the size of your home has just become too much to keep up, the decision to scale down your living situation is a very personal one. Join me as I unravel the pros and cons of downsizing, helping you navigate this pivotal crossroads in home ownership.


I don’t ever like to end on a negative note, so let’s start with our cons and end with pros…


Cons of Downsizing:


1. Limited Space: Perhaps the most obvious downside to downsizing is the reduction in living space. If you’re used to spacious rooms and lots of storage, adjusting to smaller living square footage might be a bit of a challenge.

This can affect not only which belongings you have to let go to fit into a smaller space, but it can affect your lifestyle or hobbies as well. Do you love playing ping-pong or pool in your bonus room? Do you have a dedicated for yoga, a gym room or a craft room? By downsizing, these nice extra rooms might not be an option. Consider whether you can comfortably fit your belongings and daily activities into a smaller footprint.


2. Emotional Attachments: Letting go of a home filled with memories can be emotionally taxing. Downsizing may require parting with sentimental items or sacrificing the space that holds significant meaning to you.

And then there is possible emotional guilt over selling your children’s childhood home. It’s important to carefully consider how this change might affect your emotional well-being.


3. Social and Hosting Limitations: Smaller homes might not be as conducive to hosting large gatherings or accommodating overnight guests. If you enjoy entertaining or having family stay with you, you’ll need to weigh the trade-offs between space and a social life. (Just playing devil’s advocate here…if you’re like me, and don’t particularly WANT to host family gatherings; if you don’t have the space, you likely won’t get called on to host!)




4. Affordability in the Same Area: Downsizing can definitely be a smart financial move. Housing prices have soared over the last few years and equity in homes is at an all-time high. However, it is crucial to consider your future housing needs and the real estate market in that area. For instance, does it make sense to move into a smaller house in the same area that costs the same as your larger home did when you bought it?


5. Adaptation Period: Transitioning to a smaller home (or any new home, for that matter) requires an adjustment period. With smaller space, you’ll need to figure out new storage solutions, organization methods, and furniture layouts. This adaptation might take some time and effort.





Pros of Downsizing:

1. Financial Freedom: One of the most appealing advantages of downsizing is the potential for substantial cost savings. Do you dream of cashing out on some of your equity to be able to travel or buy a place at the beach or the mountains?

This newfound financial freedom can provide opportunities for travel, hobbies and other endeavors that may have seemed out of reach before. Not only can selling your larger home possibly allow you to do this, but smaller homes often come with lower mortgage payments, reduced property taxes and lower utility bills. Or, is it possible that you could sell your larger home, pay off a smaller home and be MORTGAGE FREE?!!


2. Simplified Lifestyle: Downsizing often goes hand in hand with simplifying your life. With fewer rooms to clean, less stuff to manage, and a more efficient layout, you’ll have more time to focus on experiences and activities that truly matter to you. The reduced clutter can lead to a more organized and stress-free environment.



3. Less Upkeep: A smaller home typically requires less money and effort to maintain. Yay!


4. Opportunity for New Beginnings: Transitioning to a smaller space can symbolize a fresh start. It encourages you to evaluate your possessions, prioritize what truly brings you joy, and let go of the excess baggage – both physically and emotionally. This process can be incredibly liberating and open the door to new experiences.

Ask yourself, “Are the original reasons I bought this house still applicable, or have my needs changed since then? Do I really want or need the space that I am currently in, or could something smaller be a better fit? What are my current housing expenses right now, and how much do I hope to save by downsizing? Carefully weigh the pros and cons, envision your ideal living situation, and don’t hesitate to seek guidance from real estate professionals who can help you make the right choice for your unique journey. There is no timeline. Even if now is not the right time for downsizing, maybe next year will be.
